Four categories of work: entry intercoms, access control, cameras, and the low-voltage cable underneath all three. Most buildings need at least two of them, and the seam between them is where jobs usually fail.

Why one contractor

Jobs don’t fail in the middle. They fail at the seam.

A typical New York building job touches at least two of these four categories. A lobby entry replacement is an intercom job that ends in an access control job the moment somebody asks for fobs. A camera system is a cabling job with cameras on the end of it. An elevator restriction project is access control, cabling and a coordination problem with the elevator company all at once.

When those pieces are split across three vendors, nobody owns the interface. The cabling contractor pulls what the drawing said. The camera contractor arrives with hardware the switch cannot power. The access control vendor mounts a magnetic lock on a door where code does not permit one, because the door schedule they were handed did not say the assembly was fire-rated. Each of them did their scope correctly. The building still has a broken system and three companies pointing at each other.

We do all four, which means the interface is ours. The cable is specified for what will actually hang on the end of it. The door hardware is chosen against the egress requirement before it is ordered, not after an inspector looks at it. The camera at the entrance is positioned knowing exactly where the reader and the intercom panel are going, because we are mounting those too.

That is the whole argument. It is not a philosophy, it is arithmetic: fewer handoffs, fewer places for the job to fall through.

Failure modes

Six seams we see broken over and over

None of these are exotic. Every one of them is a job somebody already paid for that has to be paid for again.

  • PoE budget, not port count. A 24-port switch rated 370 W of PoE cannot run twenty-four PoE+ devices. That needs 612 W. Bullet cameras with heaters and large touchscreen door stations with integrated IR routinely exceed the 12.95 W an 802.3af port guarantees. The switch was bought before anyone added up the loads.
  • A magnetic lock on a fire-rated door. Maglocks are fail-safe by definition: they hold only while powered. A fire-rated assembly has to stay positively latched to contain smoke, so the hardware on it must be fail-secure and listed for that use. Mounting a maglock there voids the door’s label, and re-labeling is not a field procedure.
  • A relay wired straight to a strike coil. Cloud entry panels ship with dry-contact relays that are not rated to switch an inductive load directly. Without an isolating buffer relay, the coil’s collapse kicks back into the contacts and welds them. The panel then either holds the door unlocked or never releases it again.
  • No door position switch anywhere. A building can have readers, credentials and a full audit log and still have no idea that the service door has been propped open since March, because nothing on the door reports whether it is closed. Without door position you cannot generate a forced-open or held-open alarm, and you cannot prove the latch ever re-seated.
  • The fire alarm interface set wrong. An access power supply’s fire alarm input drops selected outputs, and the selection is per output for a reason: maglocks on stair doors must release, fail-secure strikes on rated doors must not. Setting it as one global disconnect is either a code violation or a hole in the building, depending on which way it was wired.
  • Nothing labeled at either end. The single cheapest thing a contractor can do for a building is write on the cable. The single most expensive thing they can do is not, because the next person re-pulls a run that already exists, or worse, guesses.

What we don’t do, and why we say so

Fire alarm, monitored burglar alarm and central-station monitoring are separate regulated activities. Line-voltage electrical work and locksmithing are separate trades. None of them are in our scope, and we do not pretend otherwise to keep a job.

This matters more often than it sounds, because our work touches theirs constantly. An electrically locked egress door has to release when the fire alarm activates. The compliant arrangement is that we provide and land a relay in an enclosure next to the fire alarm panel, and the building’s fire alarm contractor makes the connection at the panel itself and performs the acceptance test. We will tell you when a scope crosses that line and we will coordinate with the trade that holds the right ticket rather than quietly doing it ourselves.

FAQ

Common questions

I only need one thing done. Is this set up for small jobs?

Yes. A single storefront buzzer, one dead camera or one door that needs a reader are all normal work, not a favor. Small jobs are also how most of the larger ones start, because a building rarely knows the full picture until somebody has opened a panel and looked.

What we will not do is quote a small job without seeing it when the answer genuinely depends on what is behind the wall. A price given over the phone for a door nobody has looked at is a guess, and guesses become change orders.

How do I know which category my problem belongs to?

You do not have to. Describe what the building is doing in the words you would use to a neighbor (the buzzer rings but the door stays locked, the cameras stopped recording sometime last year, the fobs still work for people who moved out) and we will place it.

The triage table above covers the eight symptoms we hear most. It is deliberately written from the symptom side rather than the equipment side, because most callers know exactly what is happening and have no reason to know what the box in the basement is called.

Can you take over a system another contractor installed?

Usually. The first thing we establish is whether the platform is administrable by anyone other than the original installer: whether the cloud account is registered to the building or to a company, whether the controller has published documentation, and whether the credentials in circulation are a standard technology or a proprietary format that only one distributor sells.

Where a system is genuinely locked, we will say so plainly and price both options: living with it, or migrating off it. Migration is often much cheaper than people expect, because the cable, the strikes and the door hardware usually stay and only the head end and credentials change.

Do you work as a subcontractor for general contractors and architects?

Yes, and that work runs differently. On a fit-out we want the reflected ceiling plan, the door schedule and the mechanical drawings early, because three things get decided before we arrive: whether the ceiling return is a plenum, which doors are on rated assemblies, and where the telecom room actually is.

Getting those three answers before rough-in is the difference between one cable pull and two. Guessing on the plenum question alone can mean pulling an entire floor of cable back out, because riser-rated jacket is not permitted in a plenum space and the substitution only runs one way.

Do you charge for the site survey?

No, not for a standard survey anywhere in the service area. We look at the riser, panel, doors, cable and network, photograph what we find, and write it up.

Destructive or diagnostic investigation is different: opening finished walls, dismantling a riser, or a full point-to-point continuity test across a large legacy system is real labor and gets quoted separately before any of it starts.

What hours do you work?

Regular business hours, Sunday to Thursday, plus Friday mornings. We are not an around-the-clock operation and we would rather say that than promise a callout we cannot honor.

The exception in practice is a building nobody can get into. A dead entry panel or a failed door release goes to the front of the queue, and that usually means same day or next business day, within business hours.
