Six miles from Mount Vernon and a different planet. Scarsdale is a coterminous town and village of roughly 18,000 people, seventeen neighborhoods of Tudor and colonial houses on wooded lots, and a median home value near $1.8 million.

What the village actually is

Every door here is the decision-maker’s own door

Scarsdale is unusual even by Westchester standards. It is one of only three coterminous town-and-village entities in the county, it has the highest owner-occupancy rate in Westchester at 92.3%, and its zoning contains no industrial or manufacturing category whatsoever. There is no landlord, no board and no facilities department between us and the person paying for the work.

The village is usually described in five zones and seventeen neighborhoods: Edgewood, Fox Meadow, Greenacres, Heathcote and Quaker Ridge, with Arthur Manor, Berkeley, Colonial Acres, Sherbrooke Park, Old Scarsdale, Murray Hill, Secor Farms, Overhill, Cooper Road and Popham inside them. What they have in common is the building stock: substantial 1910s to 1940s Tudors, center-hall colonials and stone-and-stucco houses on mature, wooded lots, with slate or tile roofs, plaster interiors and original front-door hardware people have no intention of replacing.

That stock, not the budget, is what makes the work here specific. There is no conduit. There are no chases. The exterior finishes are the last thing anyone wants a hole in. And the mature trees that make the village what it is also drop leaves on gate sensors every October and set off badly configured camera analytics all autumn.

The specifics

Six things that decide a Scarsdale job

  • The front door, and whether it can be prepped. An electric strike means mortising the frame; on an original 1928 door frame with period trim that is not always recoverable. The alternatives are an electrified mortise lock, which moves the work into the door leaf and is lock work coordinated with a locksmith, or a surface-mounted electronic lock that adds nothing to the frame at all. Each has a real trade-off in appearance, reliability and cost, and it is a conversation before it is a purchase.
  • No visible raceway on a street elevation. We plan penetrations at soffits and sills, run exterior sections in paintable conduit on the least visible face, and take the extra time to seal and drip-loop them properly. Water into a stucco or shingle wall through a badly finished camera penetration is a far bigger bill than the camera.
  • Driveway gates on short aprons. UL 325 requires operating controls to sit at least six feet from the gate so no one can hold a button while touching a moving leaf, and it requires two entrapment-protection devices for each entrapment area in each direction of travel. On a thirty-foot apron, those constraints plus the swing arc frequently mean a slide or bi-fold gate rather than a swing, and sometimes mean the honest answer is that a gate will leave a car waiting in the road.
  • Monitored safety sensors under trees. Since 2016 photo eyes and contact edges report to the operator, and a fouled lens stops the gate entirely. Under a mature canopy that is a maintenance reality: mount the eyes where leaves and snow do not accumulate, and expect a seasonal clean.
  • Infrared versus pale surfaces. White portico ceilings, light stucco and stone reflect an IR illuminator straight back and blow out the nearest face. The fixes are specific: keep camera tilt under about 70°, use the manufacturer’s own housing so the dome gasket seats, enable smart IR to throttle the LEDs at close range, or use discreet white light and turn the IR off. Through glass, IR never works at all.
  • Analytics tuned for deciduous cover. A camera aimed through branches will alarm on wind from September to December. Views that hold up year-round are framed on hard, fixed surfaces (the gate, the motor court, the door) with wide area views left deliberately unintelligent.
The trade-off

Three ways to make an old front door lock electrically

Electric strike. The keeper in the frame is replaced with an electrically released one. It is the most common, the most reliable and the cheapest, and it requires cutting a pocket in the frame and running wire through it. On a modern frame that is routine; on original millwork it is irreversible, and on some frames there simply is not enough material.

Electrified mortise lock. The intelligence moves into the door leaf, wired through a hinge or an electric power transfer. The frame is untouched. It is more expensive, it is genuine lock work that we coordinate with a locksmith rather than perform ourselves, and it requires the door to be prepped, which on a solid old door is a shop operation, not a doorway operation.

Surface-mounted electronic lock. No cutting at all. It goes on, it works, and it is reversible. The cost is that you see it, and battery-powered versions need batteries changed for as long as you own the house. On a side or service door that is often exactly the right answer; on a front elevation people usually hate it.

Common questions

Will you have to cut into our original front door or frame?

Only if you choose the option that requires it, and never without showing you first. At survey we photograph the door, the frame, the hinge side and the existing hardware, and we come back with the three realistic options and what each one does to the woodwork.

On a lot of Scarsdale houses the practical answer is to leave the front door entirely alone and control a side or mudroom door electrically instead. Families overwhelmingly come and go through the side door anyway; the front door is for guests, and guests are perfectly well served by a video door station and a remote release on the storm door or vestibule rather than on the primary leaf.

Is our driveway long enough for a gate?

Length is only one of the questions. The others are: does the gate’s swing arc clear the apron and the road, is there room to place operating controls at least six feet from the gate as UL 325 requires, is there space for photo eyes on both sides of the entrapment area, and can a delivery truck actually turn around inside the gate or will it have to reverse into the street.

On a short apron the honest answer is sometimes no, or not as a swing gate. A slide or bi-fold operator solves the arc problem but needs run-back room along the fence line. And if the driveway is short enough that a car waits in the road while the gate opens, that is a safety consideration worth naming before you spend the money, not after.

How far is it from the gate to the house, and does that matter?

Enough that we measure the cable path rather than the sight line, and on these lots the two are not close. The wire goes from the gate post along the fence line, around whatever stone wall or planting bed the drive curves past, to the nearest point it can enter the house, and then down to wherever the panel lives. On a Fox Meadow or Heathcote property where the house sits well back behind mature trees, that walk routinely comes out half again longer than the number an owner guesses from the road, and a Cat6 channel carrying power over Ethernet stops behaving at 328 feet including patch cords.

The number that costs more, though, is power. There is rarely an outlet anywhere near a Scarsdale gate, so the operator, the heater in its cabinet and the entry station all need a circuit brought out by an electrician. Trenching once for both is the largest single saving available on a job like this, and it is only available if the electrical scope is settled before anyone opens the ground. The third consideration is surge. A metal gate at the end of a long run on a wooded lot takes lightning transients the house never feels, so a long outdoor leg gets terminated in a protected, properly grounded enclosure rather than landed straight on the recorder.

How do we get cameras that do not make the house look like a commercial building?

Fewer of them, placed on purpose. Decide what each camera is for (identify a person at a specific point, or observe an area) and accept that one camera cannot do both. Three or four identification views at the gate, the front door, the side door and the motor court, plus one or two wide overviews, beats a dozen units on every corner and produces better evidence.

Physically: mount under eaves and soffits rather than mid-wall, use housings in a color that matches the trim, keep cable inside the structure wherever possible, and avoid the wide-angle dome on a bracket that reads as commercial from the street. Where a camera would be conspicuous and useless anyway (aimed into a hedge, or through glass), we will say so rather than sell it.

Do we need a permit in Scarsdale?

That is a question for the Village of Scarsdale building department, and it is worth asking rather than assuming. Scarsdale is a coterminous town and village, so there is one building department rather than two, which is simpler than most of the county.

Straight low-voltage signaling and communication work often falls outside a permit requirement, but a gate operator does not exist in isolation: it needs a power circuit, and that is licensed electrical work performed by an electrician, not by us. Gates may also involve setback, height or fence provisions in the village code. We flag all of that at survey so it is priced and scheduled rather than discovered.
